McKay’s Mill in Franklin TN has a terrific location. It is very convenient to Cool Springs and I-65 and an easy drive to downtown Franklin. The neighborhood is very attractive with wide streets and sidewalks. There is a shopping area in the middle of neighborhood with a Publix grocery store and some restaurants, dry cleaners, drug store and a vet. They have a large clubhouse that can be rented out for events with a fitness center and a huge pool next to it.
Their sales this year seem to have been fairly good, and you should consider what a large neighborhood this is. There is inventory that didn’t sell and was withdrawn. However, even with the low Christmas inventory, there is about 5 months worth of inventory. That is a place of strenght for the subdivision. House prices range in the high $180s for condos with a garage. They have some attractive zero lot lines in the $200’s and they go up to the $500s for new construction in Hadden Hall. They have sold 126 homes there to date, 12/20/2010. There is some good activity at the moment – 6 houses are under contract and 7 are pending. 4 of the pending houses are new construction. Jones Company has 2 sections they are building in. Hadden Hall, as I mentioned is in the $500s. And Broadgate is selling from the $350s to the $450s. The average price per sq. foot in McKay’s Mill right now is $113. Most of the ones above that are the new construction. So resales are selling mostly at or below that. Data is aquired through the Realtracs Multiple Listing information and doesn’t include sales outside of that. When you are looking at homes in McKay’s Mill, be careful to compare upgrades. There are at least 3 builders in there, Beazer, Jones and Newmark. All homes are not created equal. Upgrades and conditions are important to consider when shopping here.
